FPS/Lag issue

The FF server has FPS (it says of 20ish) and i usually have 60ish, but when you try and do anything(look around, move, open anything) it has an FPS of like 1.

I've already done all that, and i talked to two other people who play it, and they also report the same problem

any specific items you look at that make the fps go down? like drawers for example are famous for doing stuff like that

No, i log on and the FPS just goes. and moving around makes the FPS even worse.
